The location of the apartment is the most important factor when Korean choose their house because it is directly related with prices and their quality of life. There are a lot of consideration choosing a house such as distance to the school, subway station, private institute, market and how close the house to the Han river is. These consideration is definitely related with house prices. Korea has unique hosing rental system called "Jeonse" that is rented with 50%~80% of selling price for ususally 2 years. It is quite nice system for people who don't have enough money to purchase their own house and give them a chance to make money without monthly payment, because owners need to full amount of money once their contract has been terminated. However, there is adverse effect that allow people to buy houses with small amount of money that cause house price increasing. It is considered as a investment or speculative investment in real estate. Although, people don't need house, they buy it as
